28 Bruton Street Refurbishment Complete
Constructed in the mid-18th century and attributed to carpenter and builder John Neale, 28 Bruton Street is a Grade II listed terraced house over four floors. Located within the Berkeley Square Estate, the building sits among terraces dating from the eighteenth century that form the essential character of the Mayfair Conservation Area.
The building was altered and extended in the early 20th century and later converted for commercial use. Morrow + Lorraine undertook a refurbishment for Berkeley Estate Asset Management to update the quality of finishes, enhance historic elements, and improve operational energy efficiency.
Retention of historic fabric was prioritised, with 20th century additions and partitions removed. Lobbies were removed to open-up floor plates and create more flexible workspace. An external terrace space was created on the first floor, and significant improvements were made to the roof terrace including a new slate-hung stair housing set back from the façade.
Sustainability measures included removal of gas-boiler systems and installation of all-electric VRF heat pumps, LED lighting with adaptive controls, upgraded metering systems and low-flow sanitaryware. Together these measures significantly lower the energy consumption of the building in-use.
